Dwaine Clarke is the President of Essential Realty Capital and the founder of American Net Lease. Over the past decade, he’s helped hundreds of investors acquire and exit single-tenant net lease and multifamily properties while focusing on conservative, income-driven strategies.

Starting in 2006 as a hands-on investor and later a net lease broker, Dwaine learned firsthand how education, due diligence, and patience can protect investors from costly mistakes. That journey led him to specialize in triple net lease (NNN) and multifamily, write The Net Lease Playbook, and ultimately build a private equity platform that partners with experienced operators and sophisticated investors. Today, Dwaine focuses on raising JV and preferred equity for multifamily sponsors and helping high-net-worth investors move from volatile markets and active landlording into more stable, professionally managed real estate.
